Matthew Welch blogging to inform you of the HOT AL Gulf Coast Condo Market! :) As Q1 ends, I hope Q2 is starting off with a bang! 

I have critical information on the current condo market and everyone needs to know! As you will see, the price per square foot increase, for condos located in Gulf Shores, Orange Beach, and Fort Morgan is rising rapidly! 

In the past, I have tried to express the urgency to my clients to buy as soon as possible without being too bold or pushy(it's not my style). I have previously written blogs, noting the increases in price and have expressed the urgency to buy and reap the rewards of price appreciation. Explanation of the Graph:

Take note, the square foot prices only represent "Direct Gulf View Condos". This means your balcony is parallel to the beach or gulf. 

As you can see, the graph is moving from the lower left to the upper right in a steep uptrend. The columns on the left are the the Average Square Footage Price and the columns on the right are the Median Square Footage Price. The Time Frame is year-over-year from March 2010-March 2014. 

Note the Median Price Per Square Foot was $258.00/sqft in March 2013 and in March 2014 the Median Price Per Square Foot moved upwards to $276.00/sqft. A 7% increase year-over-year!!! Also, the Average Price Per Square Foot in March 2013 was $254.00/sqft and moved upwards to $295.00/sqft in March 2014. A 16% increase!!!
