The average sales price in Baldwin County for August increased 3.36 percent, from $213,159 in July to

$220,314. The median sales price decreased 1.90 percent to $155,000. Compared to last month, average sale

prices increased in Central, South, and Gulf Beach by 0.58 percent, 1.45 percent, and 9.85 percent, respectively.

Median sale prices decreased in North Baldwin by 33.64 percent, from $122,731 to $81,450 in August, 2011.


Total sales in Baldwin County increased from 327 to 341, a 4.28 percent change. Sales in South increased

15.79 percent compared to July, having a total of 66 sales in August, 2011. Sales in North Baldwin increased

from 2 to 10, a 400.00 percent change. Gulf Beach sales increased 15.25 percent, having

Realty 1st is happy to help The Alabama Coastal Cleanup this year.  We believe it is imperative that our beaches continue to stay beautiful.  We will be working across the road from Turquoise Place on Cotton Bayou.  This area is a habitat for all types of wildlife.  Last week I was over at this location and saw a Coyote family.  This property touches Cotton Bayou and there are many bird nests and the fishing off of the beach is wonderful.  If you are interested in helping out, please visit

The high-end resort buyers are back, especially on Ono Island, where $5 million-plus homes were under contract last month.  Ono, a 5.5 mile island adjacent to Orange Beach, is snagging many of the high-dollar sales at prices that are considered bargains compared to several years ago.  Million-dollar homes are selling for prices once brought by lots alone.

Ono Island is known among moneyed buyers for its privacy.  The gated community is accessible from one bridge, an entrance that is manned by security guards.  Its bordered on the south by Old River and on the north by Bayou St. John and the Intercoastal Waterway.  Many of the two- and three - story homes there feature views of the Gulf.

Alabama’s coastline usually brims with beach-bound tourists in summertime, although 2009-10 saw an economic recession and man-made disaster hold visitors at bay. Figures from the July Fourth weekend on Pleasure Island may be indicative of an economic revival, experts say.


Along with being recognized as one of the nation’s favorite beach areas by a poll, the island may very well be on its way back as a top spot for tourists. Numbers may be on the way to setting new records, according to Gulf Shores and Orange Beach Tourism.
