The annual lighted boat parade is right around the corner and we've got you covered with all the details!

The parade begins at 5:30 on December 8th, starting at Lulu's and travels east past the Wharf (a great place to view) and continues east to Bear Point, south to Ono Island, west to Perdido Pass, north into Terry Cove, doing a big circle and ending in Terry Cove. From here, the boats head to the Flora-Bama Yacht Club for a celebration!

Condo sales stabilized in October with 114 sales, exactly in line with the 5 year average. The median sales price of Baldwin County condos was $329,500, a 5.3% increase over October 2017, but only a 0.6% increase over September 2018- over 1% below the 5 year trend. Inventory is also down. From the Alabama Center for Real Estate- “Historical data indicates that October condo inventory on average (‘13-‘17) decreases from September by 2.2 percent. The current month's inventory increased .4 percent from the prior month."

What does this mean?

Well, maybe nothing.

There are so many variables it would be wrong to make any assumptions from one month of data. What we do know is in October things slowed down a bit, median price increase was below the

Baldwin County condo sale prices continue their ascent, reaching an average sales price of $371,049 in September of 2018, a ten year high and a 9.4% increase compared to September of last year. The average days on market were down by over 38% to 78 days, YoY. There were 118 condos sold last month in Baldwin County, approximately the same number as each of the previous two years, and 722 total units on market, a 12 year low.

With average days on market nearing an all-time low, total inventory at a 12 year low, and average sale price nearing pre-recession levels, now would be an excellent time to list you property to capitalize on a great seller’s market.
